yo bait, get on google maps and look on the satellite picture around your area. It makes finding yards an layups way easier. But no matter how small it is, expect at least 1 other writer to bench and paint it already, ie don't leave empties around or paint buildings that are trackside or cars up by where people work. If the place is already grilled go for it, but you dont want to blow the spot you know

I was given three mannequins by my parent's believe it or not. My step mother saw that one of the stores was going out of business and they were throwing away all of their display mannequins. She snatched like ten of them and gave me three to do whatever with. Going to completely cover it in graffiti obviously.
I would just keep looking for any retail stores that are going out of business. They usually just toss the mannequiins in the dumpsters.
